Terms of Service
These terms govern your use of TinaTC. By creating an account or using the service you agree to them. If you are using TinaTC on behalf of a brokerage or office, you represent that you are authorized to accept these terms for that organization.
What TinaTC is
TinaTC is a transaction-coordination service backed by software: it prepares real estate transaction documents, checks files for completeness and consistency, tracks contract deadlines, and helps route documents for electronic signature. It serves licensed real estate professionals.
What TinaTC is not
TinaTC does not provide legal, brokerage, or tax advice, and no output of the service is a substitute for your professional judgment. You are responsible for reviewing every document before it is used in a transaction. TinaTC identifies signature and initial lines but never signs or initials for anyone; signatures are always applied by the people signing.
Your forms, your licenses
TinaTC works with form libraries that you or your office are licensed to use. You are responsible for holding and maintaining valid licenses for any forms you upload or use with the service (for example, PRDS or C.A.R. libraries). We do not grant rights to any third-party forms, and we do not copy, sell, or distribute them.
Accounts
Keep your sign-in credentials secure; you are responsible for activity under your account. Provide accurate information, and tell us promptly if you believe your account has been compromised.
Fees and billing
Engagements are per-transaction and by invitation. Fees are agreed in writing before work begins and invoiced directly; there are no self-serve subscriptions. Either party may end an engagement at any time, with fees due for work already performed.
Acceptable use
Don’t use the service to violate the law, to prepare documents you are not authorized to prepare, to infringe form-library licenses, or to attempt to breach or overload the service. We may suspend accounts that do.
Your data
You retain all rights to the information and documents you create with the service. You grant us only the limited right to process them to provide the service, as described in our Privacy Policy.
Disclaimers
The service is provided “as is.” While deterministic preparation is the point of the product, we do not warrant that the service is error-free or uninterrupted, and you must review all output before use. To the fullest extent permitted by law, we disclaim all implied warranties, including merchantability and fitness for a particular purpose.
Limitation of liability
To the fullest extent permitted by law, our total liability for any claim arising out of the service is limited to the amount you paid us in the twelve months before the claim, and we are not liable for indirect, incidental, or consequential damages, including lost profits or lost transactions.
Termination
You may stop using the service and cancel at any time. We may suspend or terminate accounts for breach of these terms, with notice where practicable. On termination you may request export of your data as described in the Privacy Policy.
Governing law
These terms are governed by the laws of the State of California. Any disputes will be resolved in the state or federal courts located in California.
Changes
We may update these terms as the product evolves; material changes will be noted here with an updated date. Continued use after a change means you accept the new terms.
